The longer version
I got here when I was two, so Central Oregon is the only home I actually remember. Part of my childhood was on a farm, milking cows and moving irrigation lines before school, which is probably why I have never been great at sitting still.
I have been licensed since 2022. Before that I was just someone who paid a lot of attention to this place. When I talk about Bend or La Pine or Redmond, it is not from a relocation packet. It is the roundabouts, the school boundaries, which streets hold snow the longest, and which neighborhoods actually flood in spring.
I am also a mom, which mostly means I plan showings around a swim lesson schedule and I understand why you want to know about the drive to work before you fall in love with a house.
Where I work
These eight towns are not interchangeable, and treating Central Oregon like one market is how buyers get surprised.
- Bend. The biggest market and where most out-of-area buyers start. Neighborhood-driven, and the difference between two areas four minutes apart can be significant.
- Redmond. More house per dollar than Bend, newer construction, and closer to the airport. A lot of buyers land here once they run the numbers.
- La Pine. The affordable end. More manufactured and older homes, lots of well and septic, and heavy first-time and VA activity.
- Sunriver. Resort ownership, which means HOA rules, rental economics, and a different set of questions than a primary residence.
- Sisters. Small-town scale and a housing stock that skews older or second-home.
- Tumalo. Acreage and land use questions. Water rights and zoning matter here in a way they do not in town.
- Prineville and Madras. The value end of the region. More land per dollar, longer commute if you work in Bend.
If you are weighing two of these against each other, that is a conversation worth having early. It changes your budget more than almost anything else.
The work I do best
First-time buyers and VA buyers. This is honestly my favorite work. If you have never bought before, or you are using your VA benefit, you are not a harder client. You just have a process nobody has walked you through. VA in particular trips up agents who do not use it often, because there are costs a veteran is not allowed to pay and the appraiser holds the house to minimum standards. Both of those have to be handled in how the offer is written, not discovered in week three.
Buyers coming from out of state. A lot of my buyers see the house on video before they see it in person. That works fine when someone is actually looking at the crawlspace for you and telling you the honest version.
Sellers, with Erin. Every listing is handled by both of us. Two people means the house gets covered when one of us is tied up, and it means neither of us disappears after the offer is accepted.
Relocating to Central Oregon
A large share of my buyers are moving here rather than moving across town, mostly from California, Portland and Seattle. That is a different job than a local move, and the timeline is usually longer than people expect.
The things that surprise people are rarely the ones they researched. Winter heating and snow removal costs. Propane instead of natural gas once you are outside the service areas, which includes much of La Pine and most acreage. Wildfire smoke in late summer, and how much your insurance quote can vary by address. Well and septic on a property you assumed was on city services. None of these are reasons not to move here. They are reasons to know the real number before you commit to one.

Why my read on a house is a little different
My husband is a contractor. That has changed how I walk through a property more than any class I have taken. At a showing I am already looking at roof age, siding condition, crawlspace moisture, the electrical panel, and whether the heat source is near the end of its life. Those five things are where the surprise five-figure bills come from, and I would rather find them before you are under contract than after.
It also means I can usually tell you the difference between a repair that is annoying and a repair that is expensive, which matters a lot when you are deciding what to ask for after an inspection.

No pressure, just real info, including the honest stuff. If a house is wrong for you, I will say so. If the number you are hoping for is not supported by the comps, I will show you the comps instead of managing your feelings about it.
